Mortgage Rates Hit Highest Level in Nearly a Year Amid Iran War Escalation

Mortgage rates hit a near-year high of 6.58% as the Iran War fuels inflation and oil price worries, yet home purchase applications still rose 6% amid improving inventory.

Mortgage rates have climbed to their highest point in nearly a year, according to data from Freddie Mac. The source, Yahoo Finance, reported that the average rate on a 30-year fixed-rate mortgage rose to 6.58% through Wednesday, up from 6.55% a week earlier. Rates on 15-year mortgages also increased, reaching 5.96% from 5.93%.

The escalation of the Iran War has been cited as a key factor, stoking investor concerns about inflation and oil prices. A senior economist at Zillow, Kara Ng, commented that renewed geopolitical tensions have reintroduced inflation risks, pushing mortgage rates higher and threatening to reverse recent improvements in housing market affordability.

The 10-year Treasury yield, which mortgage rates closely follow, has risen in recent days amid increasing tensions between the United States and Iran. On Thursday, oil prices exceeded $100 per barrel for the first time since May, sparking fresh worries that inflation may soon accelerate.

Despite the elevated rates, some homebuyers are still moving forward. Data from the Mortgage Bankers Association showed that mortgage applications for home purchases were up 6% through Friday from a week earlier. The president and CEO of the Mortgage Bankers Association, Bob Broeksmit, indicated that as inventory improves in many markets, more prospective buyers are finding opportunities to enter the market even while borrowing costs remain high.
