Gen H cuts high-LTV mortgage rates by up to 0.40%

Gen H has reduced mortgage rates by up to 0.40% across its high loan-to-value (LTV) range, while reporting its strongest application month of 2026.

The lender has cut rates by 0.40% at 85% LTV, while products at 90% and 95% LTV have each fallen by 0.10%.

Its New Build Boost product has also been reduced by 0.10% to 6.44%, equating to an effective rate of 5.42%.

The new rates are available immediately to brokers on Gen H’s intermediary panel.

Alongside the pricing changes, the lender said July was its strongest month for mortgage applications this year and its fifth best since launching in 2019.

Gen H also recorded its highest monthly volume of mortgage offers since May 2024, while completions reached their second-highest monthly level of 2026.

The value of completions increased 34% year-on-year.

The lender said two-thirds of mortgage applications received in July involved two or more areas of complexity, including cases involving self-employed borrowers or complex income.

Gen H attributed recent operational improvements to the introduction of artificial intelligence (AI)-powered document reviewers and packaging agents, which it said have helped improve case packaging and doubled the number of “one-touch” underwrites, where a case is offered during the same session it is first assessed by an underwriter.

Sara Palmer, sales and distribution director at Gen H, said: “2026 has been such a challenging year for our industry.

“Gen H’s performance shows the strategic benefit of investing in great systems and great people.

“People still want to buy homes, and we’re here to support our broker partners as they make those dreams come true.”
